Warehouse rent calculator

Warehouse rent calculator

Make space and cost decisions with confidence.

Warehouse rent in India is quoted per square foot per month — but most brands have no reliable way to know how many square feet they need. Guess high and you pay for empty floor every month. Guess low and you are relocating mid-peak.

This calculator solves both halves. Enter your area if you know it, or your box dimensions and SKU mix if you don’t, and it converts inventory into billable area and then into a monthly cost for every cluster in your chosen city.

  • ✓ Estimate area by square feet or by box inventory
  • ✓ Real storage & handling rates, cluster by cluster
  • ✓ Free, instant & no sign-up needed
How it works

How the warehouse rent calculator works

Four steps, about two minutes. You need either your required area, or a rough count of boxes and their dimensions.
1

Pick your input method

Choose Sq ft if you already know the area you need. Choose By Inventory if you only know how much stock you hold.
2

Enter your SKU profile

Add total boxes, then each box type with its length, width, height and share of total stock. Shares across all SKUs must total 100%.
3

Read your billable area

Boxes are converted to pallets, pallets to floor area at ~25 sq ft per position, plus a 30% buffer for aisles, staging and peak stock.
4

Select a city & estimate

Pick a market and press Estimate to see monthly storage rent and per-MT handling for every cluster in that city.
Space planning

How much warehouse space do you actually need?

Floor area is not the sum of your box volumes. Stock sits on pallets, pallets need aisles, and aisles need forklift clearance. Here is the exact logic running behind the calculator.
Space planning
Box volume = L × W × H (converted to feet)
Boxes per pallet = 44.4 cu ft ÷ box volume
Pallets needed = boxes ÷ boxes per pallet (rounded up)
Floor area = pallets × 25 sq ft per position
Billable area = floor area × 1.30 (30% operating buffer)

Why 44.4 cubic feet per pallet

A standard Indian pallet footprint is roughly 3.33 × 3.33 ft, stacked to about 4 ft of safe, stable product height. That gives ~44 cu ft of usable stacking volume per pallet position.

Why 25 sq ft per position

The pallet itself takes ~11 sq ft. The remaining 14 sq ft is your apportioned share of aisles, cross-aisles, racking uprights and dock staging — space you are billed for but never stack on.

Why a 30% buffer

Inbound staging, QC holds, returns quarantine and festive stock build-up all need floor. A 30% buffer over pure pallet footprint is the planning norm for B2B and e-commerce warehouses in India.
Racked, multi-level storage with high clear height can push effective density well past these figures. If you rack to 8–10 m, share your SKU profile with our team for a racked-layout estimate instead.
Cost structure

What warehouse rent covers — and what it doesn’t

The rate per sq ft is only one line of your monthly invoice. These are the components that decide what you actually pay.
COST COMPONENT HOW IT IS BILLED IN THE CALCULATOR? WHAT DRIVES IT
Storage & space management Per sq ft / month ✓ Included Cluster, grade, clear height, lock-in period
Handling (inward & outward) Per MT, pallet or order ✓ Included Throughput, unit weight, order lines per despatch
Security deposit One-time, 3–6 months’ rent Not included Contract type; usually lower or nil on 3PL
GST on services 18% on the invoice Not included Statutory; input credit usually available
Value-added services Per unit or per hour Not included Kitting, labelling, MRP stickering, QC, re-packing
Packaging material At cost or per unit Not included Box size, void fill, branded packaging
WMS & integrations Monthly or one-time Not included Channel count, ERP or seller-panel integrations
Inbound & outbound freight Per trip or per kg Not included Lane, vehicle type, delivery SLA
A useful sanity check: for most B2B and e-commerce brands, storage is 45–60% of the warehousing invoice and handling is 25–40%. If a quote shows storage alone, it is not a full cost picture.
Decision guide

Leasing your own warehouse vs renting from a 3PL

A direct lease shows a lower rate per sq ft. Once deposit, fit-out, manpower and idle space are priced in, the ranking often flips — especially below 15,000–20,000 sq ft or with sharp seasonality.

Why 44.4 cubic feet per pallet

You take the shed, you run the operation
✓
Lower headline rate per sq ft, and full control over layout and process
✓
Best economics at scale for stable, single-location, high-volume operations
×
3–6 months’ deposit plus fit-out, racking and MHE capex before day one
×
Fixed cost in lean months — you pay for the full shed at 40% utilisation
×
You own manpower, supervision and compliance, including labour and fire NOCs
×
Typical minimum 5,000–10,000 sq ft and a 3–9 year lock-in

3PL / shared warehousing

Space, systems and manpower on one invoice
✓
Start from ~500 sq ft or a few pallet positions and scale month to month
✓
Pay for what you use — area flexes down after peak instead of sitting idle
✓
No capex: racking, MHE, WMS, manpower and compliance are already in place
✓
Multi-city in weeks, not quarters — place stock closer to demand
✓
Go live in 7–15 days against 60–120 days for a leased fit-out
×
Higher blended rate at very large scale once you cross ~20,000 sq ft in one city
Rule of thumb: below ~15,000 sq ft, or with a peak-to-trough swing above 40%, a 3PL is usually cheaper on total cost. Above that, with stable volumes, a direct lease starts to win.
FAQ

Warehouse rent calculator: frequently asked questions

The questions brands ask most often about warehouse pricing, space planning and what these numbers include.
Warehouse rent in India is quoted per square foot per month. The billing formula is area (sq ft) × rate per sq ft, charged monthly. On a 3PL or shared-warehouse model you also pay a separate handling charge per metric tonne (MT) for inward, put-away, picking and dispatch. So your true monthly outflow is storage rent plus handling, not rent alone. This calculator shows both figures side by side for every cluster in your chosen city.
Across India's six largest warehousing markets, Grade B to Grade A rents run roughly ₹16 to ₹55 per sq ft per month. Bhiwandi is the most cost-efficient at ₹16–₹28, peripheral NCR and Chennai clusters sit at ₹25–₹55, and in-city space in Mumbai, Thane or Peenya can reach ₹90–₹180 per sq ft. Rate depends on grade, clear height, dock count, compliance status and distance from the consumption centre.
Convert boxes to pallets, then pallets to floor area. A standard Indian pallet holds about 44 cubic feet of stackable goods and occupies roughly 25 sq ft of floor once aisles, racking and dock space are apportioned. Add a 30% operating buffer for seasonal peaks and put-away movement. The By Inventory mode in the calculator above runs this maths for you across multiple SKU sizes.
Storage is rent for the space your stock occupies, billed per sq ft per month, and it accrues whether or not stock moves. Handling is billed per MT (or per pallet or per order) and covers unloading, put-away, picking, packing and loading — it scales with throughput. A slow-moving SKU is storage-heavy; a fast-moving D2C SKU is handling-heavy. Brands that only compare rent per sq ft routinely underestimate total cost by 25–40%.
Both models exist. Conventional leases and most 3PL contracts in India bill per sq ft per month. Fulfilment-led and shared warehouses may quote per pallet position or per cubic foot, which suits brands under 2,000 sq ft with unpredictable volumes. Per-pallet pricing removes the minimum-area commitment but usually carries a higher effective rate once you cross roughly 3,000–4,000 sq ft.
Because usable area is never the same as billable area. Aisles for forklift and pallet-truck movement, staging space at the dock, quality-check zones, damage or return quarantine and seasonal stock build-up all consume floor. A 30% buffer over pure pallet footprint is the planning norm for B2B and e-commerce warehouses in India. Skip it and you will outgrow the space within one peak season.
The rates above are storage and handling only. Budget separately for a security deposit (typically 3–6 months' rent), 18% GST on warehousing and logistics services, packaging material, value-added services such as kitting, labelling or MRP stickering, WMS or systems-integration charges, inbound freight to the warehouse, and outbound delivery to your customer or marketplace hub.
Direct leasing has a lower headline rate per sq ft, but you also carry the deposit, fit-out, racking, MHE, manpower, supervision, statutory compliance and the cost of paying for empty space in your lean months. A 3PL bundles all of that into a per-sq-ft plus per-MT rate and lets you flex area up or down. As a rule of thumb, brands under roughly 15,000–20,000 sq ft, or with sharp seasonality, land cheaper on a 3PL; large, stable, single-location operations tend to win on a direct lease.
On a conventional lease, landlords in most Indian hubs will not split a shed below about 5,000–10,000 sq ft. On a shared or flexible warehousing model you can start from roughly 500 sq ft or a handful of pallet positions and scale monthly, which is why early-stage D2C and marketplace sellers almost always begin there.
Yes. The ranges shown reflect prevailing market rates by cluster, and the final number moves with lock-in period, committed volume, storage-to-throughput ratio, SKU profile, racking requirement and how much value-added work you outsource. Share your calculator output with our team and we will convert the range into a firm quotation for your specific SKUs and cities.
